The Gillette WY real estate market is alive and well! We currently have an inventory that is higher than usual for this time of year, but homes are continuing to move which helps us rest assured that the overall market continues to be healthy and relatively balanced. Our absorption rate sits at about 7.5 months. This number is really a tale of two markets.
The very low end of the market (under $120,000) is the fastest selling price point at this time. We attribute this to the influx of foreclosures that have hit our market over the past 6-12 months. Homes in the $180,000 - $250,000 price range have really driven the market over the past 6-12 months. This is largely due in part to the great new construction homes available at that price point.
Homes over $300,000 really lagged behind for the last 6-12 months. The higher priced the home, the slower the market seemed to be. However, over the last month or two, we have seen some of the upper end homes begin to move. This is a good sign for the market as a whole.
